There are essentially no long-term rentals, Al-Ula is a managed tourism zone. Hotel rates at the mid-tier Sahary Resort: 600-900 SAR ($160-240) a night. Budget Cloud7 in the new town: 350 SAR ($95). Hegra (Madâin Sâlih) site entry is 95 SAR ($25) and requires a pre-booked guided tour through experiencealula.com, you cannot self-drive in. Dates and gahwa at the Old Town Heritage Trail food stalls: 30 SAR ($8).
Friction: Everything is centrally managed by the Royal Commission for Al-Ula (RCU). You book Hegra, Elephant Rock viewpoint, and the Old Town through one portal, and most timeslots sell out 2-3 weeks ahead in peak winter (Nov-Mar). Summer (May-Sep) tops 45°C and several sites close in midday hours. The Nabataean tombs at Hegra are genuinely extraordinary, 111 tombs, 94 with facades, far less crowded than Petra. Old Town al-Ula was restored 2020-2022 and looks beautiful but every "shop" is a managed concession. There is no organic local restaurant scene.
